Salon suites at Beacon cost $260 to $460 per week ($1,125 to $1,995 per month), depending on size. Standard suites are 100 sq ft at $260/week, Deluxe suites are 130 sq ft at $360/week, and Premium suites are 170 sq ft at $460/week.
Every rate is all-inclusive: utilities, high-speed Wi-Fi, on-site laundry, break room, professional common areas, free parking and secure 24/7 access. There are no commission splits, no product markups and no percentage taken from your retail.

At Beacon Salon Suites in Saratoga Springs, Utah, suites cost $260 per week ($1,125/month) for 100 sq ft, $360 per week ($1,560/month) for 130 sq ft, and $460 per week ($1,995/month) for 170 sq ft. All rates include utilities, Wi-Fi, laundry, common areas, parking and 24/7 access. There are no commission splits, product markups or percentage-of-retail fees.
It depends on your volume. At around $2,000 per week in service revenue, a stylist on a 50/50 commission split keeps roughly $1,000. The same stylist in a $260/week Beacon suite keeps about $1,740 before product costs, plus 100% of retail. Below roughly $700 per week in revenue, commission is usually the safer choice.
All utilities, high-speed Wi-Fi, on-site laundry, break room access, professional common areas, ample free parking, secure 24/7 entry and a listing in the Beacon business directory. You supply your own product, tools, retail stock, booking software, liability insurance and Utah DOPL licence.
Yes. You need the current Utah DOPL licence appropriate to your discipline — cosmetology, esthetics, nail technology, barbering, massage therapy or the relevant medical credential for med spa services — plus your own professional liability insurance.
Yes. Suites 102 and 104 are 170 sq ft Premium rooms sized and finished for clinical service, treatment beds and device carts. You are responsible for your own medical direction, licensing and compliance. See our med spa suites page for details.

Yes. There is ample free parking directly outside the entrance on Redwood Road — no shared garage, no metered street parking, and nothing to explain to a client before their appointment.
Suites are move-in ready. Once terms are agreed and your licence and insurance are on file, most professionals are seeing clients within one to two weeks.
